The spring bounce appears to be continuing into summer, with the number of contracts signed in July in the towns this blog covers remaining relatively high. Of the four previously-featured hot properties that found interested suitors, the Tudor in Montrose was on the market for about a month while the colonial in Katonah was first listed back in 2007. And five hot properties made it all the way to the alter in July.

Montrose Manor

Located on the edge of Georges Island Park in Montrose, this property has stunning views across the park to the Hudson. Built in 1888, the 4,700 square foot house has a number of large public rooms and 4 bedrooms. There's what looks like a recently renovated master suite (which is too McMansion for my taste), central AC, and a "gourmet" kitchen. The 6 acre property features a pool, tennis court, and a one-bedroom guest house. The estate stands out in the otherwise modest neighborhood, and the property has just been re-listed after failing to sell last year. The taxes are hefty at $32,227, but this listing seems to offer quite a lot for the price. $1,599,000

May Sales and Deals

It looks like so many would-be buyers rushed to get the tax credit before it expired at the end of April that not that many were left around in May. The number of contracts signed in the towns this blog covers was certainly down quite a bit last month. Nonetheless, a few Hot Properties got lucky and a number made it all the way. The Bedford Corners house was previously engaged back in February 2010, but evidently that deal fell through. Let's hope the second time is the charm.

April Sales and Deals

The number of houses going to contract in the towns this blog covers grew a great deal in April, reaching heights we haven't seen in a really long time. Chances are a lot of would-be buyers took the plunge to get the tax credit before it expired at the end of April. There was a lot of activity for Hot Properties too. (Note that I featured the Peekskill house last Tuesday, and it went to contract on Friday.) Full disclosure: Two of the sold homes—the Katonah house and the Yorktown Heights one—closed on March 30 and 31st, but I missed them in the March post. The big question now is, will the market continue to flourish in May?

Tudor-licious

Either I'm missing something or this listing is a great deal, even in the current market. The 1945 Tudor has 1,900 square feet and 3 bedrooms. The living room and kitchen are to die for, with vaulted ceilings and lovely beams. The other rooms looks equally appealing, with nice details and lots of light. The screen porch alone makes me want to buy the place. The house is set on 3.1 acres in Montrose, on the bucolic and storied College Hill Road, and is close to the Cortlandt train station and to the Blue Mountain Reservation. At $11,180, the taxes are quite reasonable, too. So, what's the catch? $525,000

July Sales and Deals

Given that the summer market is usually dead, it's noteworthy that the number of homes going to contract in the area actually increased from June to July. Quite a few previously-featured Hot Properties went to contract, and a good number sold, too. The final asking for the yellow house in Ossining was higher than the original, and the Croton colonial sold for more than the original asking price. All of the houses that sold had been on the market for at least a while, and a few went for well below the initial price.
