Small but Sweet


This recently listed 1927 home in Croton village is short on space but long on charm. With just 1,100 square feet, the 2 bedroom house features a lovely living room with stone fireplace, nicely renovated kitchen and bathrooms, and a decent yard. The listing agent claims that the attic can be converted into a master suite (from the photo it is clear that it does have windows). The 0.14 of an acre lot is close to most amenities and convenient to the train station. Do you think the price will fly? $449,000

I think the price depends on if the square feet includes the attic. 450,000 for 1,100 sg ft seems too high for the location. But if there's an extra 500 sq ft upstairs, then the price is reasonable. It is a cute house and I can see that with some work it could be great. That block isn't that nice, but it certainly is close to everything in Croton.

I sense that we are being enticed into commenting - but sure I'll bite.
Seems too small to warrant the price. The yard will help, but not with the house on the market at this time of year. It's too cold to play outside.
I do think they've done the best with the limited space they have.
Ditto on the location.

I agree with the above that the price seems high for the space. But look at what else is for sale for 450,000. There are bigger houses, but nothing as nice. If you want a renovated older house with charm, I'm not seeing anything else for this price.
