Local Farmland Protected

The Yorktown Patch reports that Yorktown, Cortlandt, and Westchester County have joined forces to ensure that Hemlock Hill Farm remains protected from development. The owners of the 118-acre farm, located in the towns of Cortlandt and Yorktown, sold the conservation easement for the land to the county. The purchase of the $2.7 million easement will ensure the continuation of the family-owned farm well into the future. Check out the farm's store for dairy products, meat, poultry, eggs, and more.

The Buzz on Beekeeping

What's the latest trend to hit Northern Westchester? According to an article in The New York Times, the area is abuzz with beekeepers. Beekeeping classes at Peter Pratt’s Inn in Yorktown Heights and at the John Jay Homestead in Katonah are finding a growing number of interested attendees. Classes have also been held at the Teatown Lake Reservation, Muscoot Farm, and other area spots (and are often featured in my Weekend Picks). The Times quotes Margaret von der Meden, who tends four hives at Hilltop Hanover Farm in Yorktown Heights, as saying, “When I started 13 years ago, no one was doing it. Today, people are beekeeping all over the place.” Ms. Von der Meden belongs to Croton Bees, a beekeeping club with over 30 members, and has recently started producing a line of bee-based creams, Beehive Goods. If you'd like the pleasure of local honey without the trouble of beekeeping, Peter Pratt's Inn sells it own honey and several local brands are for sale at both Hilltop Hanover Farm and Table Local Market.

Croton Gorge Park was taken over for a few days last week by the filming of Gods Behaving Badly, the movie based on Marie Phillips' novel starring Christopher Walken, Sharon Stone, Edie Falco, and other notables as Greek Gods. The movie is set—and mostly filming—in Manhattan, but the park is standing in for Zeus' mansion (note the faux doors erected along the dam's wall). The film is set to release in 2012.

I first featured this house in June 2008, when it was listed at $925,000. It was on and off the market—at lower and lower asking prices—until finally selling in November 2010 for $488,000. Now someone has given it the once over—complete with new roofing, new baths, a new kitchen, and other updates. The 1915 house still has 3,400 square feet with 3 bedrooms. Almost a decade after moving up yonder from Brooklyn and I still can't get over how wonderful it is to live surrounded by so much natural beauty. Best of all, lots of it is forever protected and open to all to enjoy. Come the warm weather, nothing beats a good hike into the woods, preferably along a babbling brook or perhaps ending up on a summit with a lookout. But finding all of our area's hidden gems can be tricky. The guidebook Walkable Westchester is perhaps the most comprehensive guide to the area's hiking spots. Another great resource is the Yorktown Land Trust's Yorktown Walk Book (right), which has detailed guides and maps to 20 of the town's public preserves. You can also discover the nine preserves of the Westchester Land Trust that are open to the public. Best features: Set on a lovely property on beautiful Crow Hill, this antique has lots to like inside and out. Downside: The taxes are on the higher side. The house's on-again-off-again market history gives a little pause, even in this market when so many homes sit and so many contracts get canceled due to mortgage issues.
Pricing History: I first featured the listing in October 2007, when it was asking $1,295,000. It came back on the market and I re-featured the house in July 2009, with an asking of $895,000. It went to contract in September 2009.

According to the New York Times, flea markets are hip. Nonetheless, you should still check out the Attic Treasures Flea Market in Peekskill every Sunday from 8:00 am to 4:00 pm. And, starting June 10, the Peekskill Farmer's Market will be back on Saturdays.

A Place to Lift Your Spirits

After years of battling the town of Yorktown over permits and whatnot, the Winery at St. George in the old stone church in Mohegan Lake is now open. And it's already getting great buzz for its fine wines and inspiring space. The vineyard's grapes were only planted at Hilltop Hanover Farm in 2007, but the Winery pours wines from many vineyards. There's also a small food menu and even wine tasting classes. Now the Winery is adding live jazz every Wednesday at 7:00 pm (this week's performance will be by the Jon Doty Trio). Check it out.

The Spring market continues to look somewhat healthy, although the number of homes going to contract in the towns this blog covers fell a bit from March. (The number was higher than that of April 2010, which saw 61 homes going to contract). On the downside, not a single previously featured Hot Property either went to contract or closed. Now, that hasn't happened for awhile.

Ah, Spring. The flowers are blooming and the house tours are happening. This weekend I enjoyed a tour of historic homes in Yorktown, many dating from the 1700's and with a juicy role in the Revolutionary War. In between ogling at wide floor boards and beehive ovens, we stopped at Peter Pratt's Inn for a delightful lunch on the patio and a chat with a real revolutionary soldier (okay, it might have been a local history teacher). It was a great way to spend the afternoon—and to get to know the area even better.

Transforming a Hot Property

Of the approximately 300 houses that I've featured on this blog, a few stick around in my imagination. I wonder what the buyers did with it? I wonder what changes I would have made? One house that I have often fantasized about fixing up was the cool but dilapidated 70's modern on Batten Road in Croton. Perched on the hillside with winter views of the Croton Dam and reservoir, the spot was great—and the house had wonderful potential. I first featured it in September, 2007 when it was asking $589,000, then again in February, 2008 (when the asking had dropped to $575,000). The house sold in March, 2008 for $520,000. Over the weekend I did a drive by and was thrilled to see that it has gone through an amazing transformation (which doesn't look quite done). Sporting a new second floor, great clerestory windows, and cool concrete siding, the new place looks worthy of it's location. Kudos to the owners for seeing the possibilities!

On the other hand, March 2010 saw 79 homes going to contract, so 81 isn't that high for the season. Just two previously featured Hot Properties went to contract, with another two closing. The Ossining mansion had been on and off the market for ever, a case of a great house in a not great location (next to the highway).
